Richard Simmons spent decades helping people get fit. After his death on July 13, 2024, at age 76, some fans wondered what happened to his home and his assets since he never married and had no children. His longtime Hollywood Hills home, the private place where he spent many of his final years, is now back on the market for $5.799 million, while his estate remains tied up in a legal dispute between his older brother and his longtime house manager.
The Los Angeles home, located above the Sunset Strip, was first listed for $7 million in 2025 before returning to the market in April 2026 at a lower price. The residence, built in 1937, has four bedrooms, four-and-a-half bathrooms, tiered gardens, a key-shaped pool, and an attic gym. It was also the home where Simmons spent much of his final decade away from public life.
After Simmons’ death, his brother Leonard “Lenny” Simmons and his longtime house manager Teresa Reveles Muro became involved in a legal fight over control of his trust. Reveles worked for Simmons for about 36 years and was described as a close confidante, while Lenny is Simmons’ surviving brother and one of the people now involved in managing his legacy. Reveles was reportedly named as both a beneficiary and co-trustee of Simmons’ trust.
After an open-casket viewing in July 2024, she apparently signed a document declining her role as co-trustee, but later claimed she had been emotionally vulnerable, did not have legal representation, and did not fully understand the consequences. She later asked the court to reinstate her as co-trustee. Lenny Simmons has denied wrongdoing. In October 2024, PEOPLE reported that he said, “I am solely interested in protecting and maintaining my brother’s legacy.” The family also said Reveles remained a significant beneficiary of Simmons’ will, even if she was not serving as co-trustee at that time.

The dispute continued into 2025. PEOPLE reported that Reveles accused Lenny of spending more than $843,000 from the trust without her approval, including legal fees and 24-hour armed security at Simmons’ home. Lenny pushed back, saying the legal costs were tied to the court fight and that security was necessary due to intruders, squatters, and other issues at the property. A judge ruled that Reveles and Lenny had to work together while her petition remained unresolved.
The legal fight has also included allegations involving Simmons’ personal belongings. Lenny later sought the return of nearly $1 million in personal property, including a diamond ring, that he alleged Reveles took when she left Simmons’ home. Reveles has maintained that the items were gifts from Simmons. By late 2025, the drama was still ongoing. Lenny filed a petition seeking the permanent removal of Reveles as co-trustee. He later sought the appointment of a special administrator with broad authority to take over the trust’s administration.

Meanwhile, Simmons’ home has been reintroduced to the market in a different way. Realtor.com reported that the property is now being pitched less as a celebrity time capsule and more as a possible development opportunity. Listing agent Rachelle Rosten said, “Originally celebrated for its connection to former owner Richard Simmons and the private sanctuary he created, the property is now being reintroduced as a compelling canvas for transformation.”
The renewed attention comes as ABC News Studios is revisiting Simmons’ life in The Mystery of Richard Simmons: A Diane Sawyer Special. The hourlong special premieres Tuesday, May 12, 2026, at 9/8c on ABC and streams the next day on Disney+ and Hulu. After Simmons’ death, Lenny invited Sawyer and her team into his home to explore the private world he had kept hidden for years. The special includes interviews with people close to Simmons, including Reveles, Lenny Simmons, Cathy Simmons, and longtime manager Michael Catalano.
